REGIONAL OPERATIONS MANAGER The Company CGI+ is a Los Angeles-based owner, operator, and developer of multifamily real estate throughout California and the Southeast. The company focuses on acquiring assets where it can add value through renovations, improved management, new construction additions, or other sources to deliver above market returns to limited partner investors. The company has an entrepreneurial culture that is fast paced but rewarding. The Candidate We are seeking a dynamic and experienced Regional Operations Manager to oversee and optimize the operational performance of our residential properties within a designated region. The ideal candidate will be a strategic thinker with a proven track record in managing multiple sites, driving operational efficiency, and fostering strong relationships with tenants, staff, and vendors.
Operational Excellence: - Develop and implement effective operational strategies to maximize property performance and tenant satisfaction.
- Oversee daily operations, including maintenance, leasing, and property inspections.
- Monitor key performance indicators (KPIs) to identify areas for improvement and implement corrective actions.
- Ensure compliance with all relevant leasing regulations, industry standards, and company policies.
- Oversee all aspects of the resident lifecycle, from move-in to move-out.
- Recruit, hire, train, and develop a high-performing team of property managers and maintenance staff.
- Provide leadership, coaching, and mentorship to direct reports.
- Foster a positive and collaborative work environment.
- Respond promptly and professionally to resident inquiries and concerns, ensuring timely resolutions.
- Conduct regular resident satisfaction surveys and implement action plans based on feedback.
- Stay informed about relevant industry trends and best practices in property management.
Vendor/Tenant Relations: - Identify cost-saving opportunities with our existing vendors.
- Monitor expenses to ensure profitability.
- Build and maintain strong relationships with tenants.
- Address tenant concerns and resolve issues promptly and professionally.
Administrative - Responsible for all Insperity functions to include payroll, PTO, and vacation requests.
- Oversee work and programming schedules for all properties.
- Ensure invoices are processed in a timely manner.
- Complete Security Deposit Administration and Write Off Management.
- Conduct regular inspections of both properties to identify and address any maintenance issues promptly.
Candidate Qualifications and Experience: - Bachelor’s degree and five years of multi-family asset management experience; including responsibility for budget and expense control.
- Two years working in Hospitality in a leadership role.
- Working knowledge of local and federals laws including Fair Housing and Landlord Tenant Laws.
- Strong interpersonal skills with the ability to influence /coach.
- Excellent verbal and written communication skills.
- Ability to work independently with strong attention to detail.
- A professional and polished personal presence necessary, exhibiting discretion and integrity.
- Takes pride in representing the company by being the first point of contact via phone or in person.
- High degree of honesty and integrity.
- Proven ability to hold teams accountable for achieving results.
- Enjoys being in the field and “rolling up their sleeves” to get the job done.
- Experience in supporting new business opportunities for the organization.
- Ability to develop and maintain professional relationships.
- Strong organizational and planning skills.
- Flexible and willing to handle last-minute changes and issues as they arise.
- Willingness to work long hours and weekends when necessary.
- This is an onsite position.
